How much space do we need? This is a perennial question among office and medical users. Thankfully, there are many helpful tools in this regard (check out
this website, as one example).
We’ve included the tool that we use below, as a space calculator for office and medical users. This tool is not a replacement for a suitable space plan or an expert designer or architect on your team, but it is a benchmark to help along the way.
To use the calculator, simply fill in the input field detailing how many offices, work stations, etc. you will need. The total amount is output as “total programmed space,” which represents all areas that are used by employees or for specific functions.
"Circulation" represents hallways and other non-functional space. Depending on the desired spaciousness, this will determine how much are needs to be added to the final programmed area and will output the usable square feet required for the user. (Note that these calculations do not include a gross-up, so you’ll have to take that into account when hunting for space.)
